The tenant undertakes to take out a civil liability
insurance policy ($2 million) for the duration of the
rental.
Once the rental promise has been accepted, the tenant will
remit the first month's rent to the landlord at or prior to
the signing of the lease.
The tenant will provide all relevant documents such as an
up to date letter of employment confirming their salary,
position, status and time of employment, to the full
satisfaction of the owner.
The tenant is responsible for all rules and costs related
to moving and relocation required by the building by-laws
(if applicable).
Tenant will not allow anyone to use, grow, smoke or vape
tobacco, cannabis or any other illegal substance within the
premises, common areas or the property of which they are a
part.
No Airbnb or any sublets will not be tolerated. Any
subletting will be considered a violation of the lease
agreement which may result in repudiation of the lease.
The tenant will also be responsible for any damage to the
private/common area or/and any liability damage caused by
